When the review comes, rerun the original exactly.

Early and late-stage reviews reopen appraisals years after they were agreed. Residual pins every assumption to the version that used it, so the agreed appraisal reproduces exactly, and every change since is shown line by line before anything moves.

The problem with reopening a spreadsheet

A review asks what was agreed, and what has changed since. A spreadsheet rarely answers it: inputs have been overwritten, links point to moved files, and rates have been updated in place.

Pinned, flagged, re-based

A saved version keeps the exact value of every assumption it used, with its source and date, and can't be edited. When the library moves on, Residual flags the version and shows what each value was and what it is now. If you want today's assumptions, re-base: a new version with a before-and-after comparison, and the original stays as agreed.

The conclusion, against the benchmark

Enter the benchmark land value, as existing use value plus a premium or as one figure, and Residual states the residual land value's headroom or shortfall against it.

For both sides of the table

The applicant's consultant and the council's reviewer can work from the same method and version. Each can rebuild the other's case, save it as its own version, and point to the inputs they disagree on rather than to a different spreadsheet.

Section 106 renegotiation

In January 2026 the government published a roadmap for Section 106 delivery in England. Where no buyer was found for uncontracted s106 homes, it expected local planning authorities to use their existing powers to renegotiate, varying the tenure by a deed of variation, for homes due for completion by 1 December 2027. Residual values the affordable element under each tenure mix, shows what a tenure switch does to the surplus, and keeps each position as a dated version.

Residual's valuation inputs for the demonstration scheme Harbour Lane, each read from the library with its source, beside the trail for the affordable rent share: its source (an MHCLG policy statement), 80% of market rent, effective 1 April 2011, pinned in the Planning submission version, and its effect on the residual.
One assumption of Harbour Lane, an invented scheme: its source, date and pinned version.

Founding pilot

We're looking for the first three organisations to run a free reconciliation pilot. See the pilot terms.

Try it on a case you know

Send us one past appraisal (redacted is fine, with nothing about individuals) and we'll rebuild it in Residual and send it back.
